Customer called John the Plumber out today because his water heater is giving him some issues where the burner is not staying lit. Because customer has a warranty with us. The only thing the warranty covers is the thermal couple. Customer will have to pay for a new burner assembly. Technician gave the customer a few options and they’re leaning towards purchasing a new tankless water heater and having us come out to install it.
On arrival found master bathroom tub backing up. Used drill snake through over flow 12’ to remove hair. Filled tub and drained, tested good. Rinnai tankless water heater on right side of home. Customer just moved in suggested to descale tankless. Ran vinegar through system for half a hour. Tested work good.

After installing new toilet, tested for proper functionality. Working as it should. Thank you for calling John The Plumber -Shane
Upon arrival the homeowner had multiple items that she wanted addressed. They were connecting the ice maker line to the new refrigerator, installing a customer supplied garbage disposal, a new customer supplied pop-up in the hallway bathroom lavatory sink, and installing a new customer supplied pop-tub drain in the master bathroom. I also tightened the handle in the shower in the hallway bathroom. After installation of everything we ran the water to make sure that everything was working properly. Everything is working properly with no leaks.
This invoice is not for a service call. Plumber to write up 2 estimates for bathroom remodels (master and hallway bathrooms).

Upon arrival customer was having an issue with toilet when it flushes. We determined issue was due to a fill valve not operating properly. Further inspection shut off valve to toilet was an old style multi turn valve and it will need to be updated. We went ahead and removed and replaced both fill valve as well as flush valve seal. Toilet is now flushing and refilling. Estimate provided for updating emergency shut off. Thank you for calling John The Plumber -Shane
We arrived today to provide estimate for tanked to tankless water heater conversion. The tankless natural gas water heater must be installed a minimum of 4 feet away from any operable window, door, or any source of ignition, in compliance with local code and manufacturer specifications. Proper exterior wall space must be confirmed to accommodate unit clearances, venting, and mounting hardware. Gas Line Installation: A new natural gas line will be routed from the existing gas meter to the tankless water heater's location. Gas sizing calculations will be performed to ensure adequate supply based on the unit's BTU rating and other gas appliances in the home. Electrical Requirements: The tankless water heater will require a dedicated 120V GFCI-protected electrical outlet at the unit’s location for operation. Electrical work will be coordinated to ensure code compliance and proper grounding. Water Line Modifications: Existing hot and cold water lines from the current electric tank system
Upon arrival into the home, there was a severe smell of mold. Customer immediately brought me to the hall bathroom, located on the right hand side of the property and showed me where there was mold on the carpet along with on top of the baseboard. First, I pressurize the system to see if there was any ongoing water leaks, and there was not. then I proceeded to remove portions of drywall located behind the tub drain where this mold was located. Once I removed portions of the drywall, I noticed the tub drain was leaking along with a severe amount of moisture trapped behind the lip of the tub and the tile. Customer wants to remove this tub and then call and entrusted to mitigate the mold. Customer signed an estimate for Removal of this tub and wants to schedule this for this coming Wednesday. I could not collect deposit due to charging his card twice office must collect deposit for the tub removal. Also, upon customer request, I unclogged a tub
Plumbing Report We met with the homeowner who requested an estimate to replace the drain line for his back-to-back bathrooms located under the slab of the home. The homeowner wants this work completed via tunneling rather than interior demolition. After reviewing the site conditions, we confirmed that the work will require excavation beneath the slab to access and replace the affected drain lines, as well as additional measures to ensure proper reconnection to the existing drainage system. ⸻
